How does the community promote a healthy, smoke-free living experience?
Our rental communities are a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere inside or within close proximity of the property, so you and your lungs can thrive. We have designated certain areas for smoking on property grounds.
How do I begin the process of securing a business location?
If you are interested in any business location currently being offered for lease, we suggest contacting the management office to discuss your business needs, required buildouts and suitability.
I’m ready to apply. What do I need?
Just yourself! Our online application makes it simple and easy. Each owner, partner or principal of the business will need to fill out an application and provide identification. The application provides guidance on documentation required to process your request.
Do you perform background checks on potential residents?
Our screening process considers personal and business credit worthiness, criminal background, personal and business leasing history, and income.
How long does it take to find out if my application has been approved?
While we work to process requests with the utmost expediency, a determination is largely based on receiving verification by third parties such as banks, lenders and trade references. Typically, within 48 hours from the time all required documentation is received.
My application has been approved, what happens next?
What utilities are included in the rent?
The utilities included in the rent vary based on business location. Once you’ve selected the business location that you’re interested in, you may contact the management office for details.
What lease length options are available?
Lease terms are usually negotiated based on buildouts or business investments and can range from three (3) to twenty (20) years.
How do I pay rent?
Rental payments can be made online via the Tenant Portal by
visiting www.morgankaylee.com. You can set up an account for your business. Rent is due on the first of the month.
How do I request maintenance service and what do you maintain?
We’re here to help with any maintenance issues that you experience. Your lease will help determine your maintenance responsibilities as occupant. To request maintenance for structural or mechanical issues such as malfunctioning entry doors, leaks, HVAC, exterior lighting, plumbing or electrical, or security issues, you can submit a maintenance request by visiting the tenant portal at www.morgankaylee.com or by
contacting the management office.
What should I do if I have a maintenance emergency and what is an emergency?
Call the management office. Every one of our business locations has a 24 answering service that can dispatch an on-call maintenance technician. If your maintenance emergency issue must be addressed immediately, a technician will be at your business location within 30 minutes, anytime, day or night, 365 days a year. Maintenance emergencies include fire, alarm activation, no heat, no electricity, water leaks, security concerns such as broken windows or lighting. However, when in doubt, do not hesitate to call! Fire and safety issues should be immediately reported to the Fire and/or Police Department.
