Below please find the list of forms that you will need to submit. It is very important that all forms be completed thoroughly before submitting for review.
Eligibility
Eligibility for a commercial lease will be based on the following:
- Experience starting and operating similar retail/commercial business
- Financial ability
- Proposed use that is consistent with Development’s plans and goals
Essential Items to Gather Before Applying
Below please find the list of forms that you will need to submit. It is very important that all forms be completed thoroughly before submitting for review.
- One form of government-issued photo identification (Driver’s license, passport, alien registration card, etc.)
- A completed 12 month cash flow analysis
- Proof of business registration with city
- A completed consent for credit & reference check
- $100 processing fee (To be applied toward first month rent, if approved)
Required Documents
Below please find a list of documents that you need to submit for review.
- Copies of individual federal income tax returns for the last three (3) years
- Copies of business federal income tax returns for the last three (3) years (If applicable)
- Income and expense reports for the last two (2) years
- Business and projection plan for new or start-up businesses
- Copies of any licenses needed to operate the proposed business
- A business certificate or certificate of incorporation (If applicable)
- Two (2) business references on company letterhead
- One (1) personal reference
Insurance Information
At the time of lease signing Applicant must provide proof of the following
insurance coverage:
- Commercial General Liability Insurance for a combined single limit for bodily injury, death and property damages of not less than $1,000,000.00 per occurrence.
- Insurance policy must be (1) written with a company authorized and licensed to do business in Massachusetts, (2) in force no less than three (3) months from the projected lease date, (3) written with Property Owner listed as an additional named insured and (4) written on an occurrence basis, giving the owner thirty (30) days written notice prior to reduction or cancellation.
